Real Property Leases: Trouble in River City
Length: 2 hours
This webcast is designed to help you identify and address insurance issues found in building leases. Easily 70 to 80 percent of building leases involve substantial transfer of liability from the landlord to the tenant. In urban areas the percentage is probably 90 percent. Most tenants personally guarantee these obligations. The standard form Commercial General Liability policy expressly excludes liability for damage to leased or borrowed space. Obligations to provide certain property insurance require careful attention on the part of all concerned. To make matters more confusing, the insurance section in building leases fails to address obligations to insure found in Damage, Destruction, Repair, or Replacement sections.
